About Royal Home Properties, LLC


We are a locally owned and operated property management company serving Phelps County, Missouri. As a boutique firm, we intentionally manage a limited number of properties so we can maintain high standards, provide attentive service, and care for each home as if it were our own.


Our approach is selective by design. We partner with owners who value ethical management, well‑maintained properties, and long‑term relationships. This allows us to deliver hands‑on, detail‑oriented care—particularly for out‑of‑state owners—through proactive communication, clear financial reporting, and routine property inspections, including quarterly inspections with increased frequency for pet‑occupied homes.


For residents, we focus on fair, honest, and relationship‑driven management. Our goal is to address and resolve maintenance concerns within 24 hours whenever possible, maintain safe and comfortable living environments, and treat every tenant with respect and consistency.

    Our management fee is a small percentage of monthly rent and it covers everything: tenant screening, rent collection, maintenance coordination, and regular property inspections. No hidden fees, no surprises.

  • How do you find and screen tenants?

    We market your property across multiple platforms to minimize vacancy time. Every applicant goes through a thorough screening process including credit checks, background checks, income verification, and rental history. Our rigorous screening process means we maintain a very low eviction rate, so you can rent with confidence

  • How quickly will my property be rented?

    We know the Rolla market inside and out, which means we price and market your property competitively. Our goal is always to minimize the time your property sits vacant.

  • How is maintenance handled?

    We work with trusted local vendors to handle repairs promptly. You will always be notified before any work is approved, and we keep detailed records of all maintenance activity.

  • When do I get paid?

    Rent is collected and disbursed to you on a consistent monthly schedule, along with a clear statement so you always know where things stand.

  • What if a tenant doesn’t pay or needs to be evicted?

    We handle it. From the first late notice to coordinating the eviction process, we manage every step so you don’t have to. That said, our thorough screening process means evictions are rare. We work hard to place the right tenant from the start.
